April 2026
Meeting Date: Saturday, April 18, 2026
Meeting Location: Walter’s Pizza & Publik House, 200 Quebec St #109
President Taylor Lawton called the meeting to order at 2:15 pm.
I. Members in Attendance (14 individuals)
a. Taylor Lawton, President (200 Magnolia St)

II. Guest Speaker
a. Monica VanBuskirk, a resident of our neighborhood and a candidate to represent our
neighborhood in the Colorado House of Representatives (district 9), introduced herself and
described her background and interests.
III. Regular Business
a. Approve minutes from November 8, 2025, membership meeting (delayed to next meeting)
b. Treasurer’s Report on Association Revenues and Expenditures.
i. Board members in attendance provided a brief overview of Association's annual
expenses(about $800/year) and noted our current fund balance is about $600. They noted
that the Association relies on donations to cover the costs of operating the Association and
hosting the annual block party.
IV. Annual Election of Executive Committee Officer
a. The election for President and Secretary was delayed to the next meeting due to a lack of a
quorum. However, the board encouraged other neighbors to consider serving on the board.
i. Lauren Gates introduced herself and indicated she is interested in serving on the board.
ii. Monica VanBuskirk indicated that a neighbor had expressed interest in learning more about
serving on the board (Jaquita Hurst, 6905 E 5 th Ave).
iii. Board members indicated that they will invite Lauren to attend the next Executive
Committee meeting, and they will follow up with Jaquita to answer her questions about
potentially serving on the board.
V. Association Accomplishments and Future Plans
a. Taylor Lawton briefly described the current board’s efforts over the last two years, and he
identified next steps for the board to consider:
i. Making the website more robust and finding an efficient way to share information from City
emails with interested neighbors.
ii. Improving communication with Association members, including:
1. Leveraging Block Captains to distribute fliers and keeping the Association email list
updated.
2. Considering paying for a service to allow the board to send out more emails than
allowed through our current free Mailchimp account.
iii. Encouraging neighbors to replace and plant new trees by arranging for a group landscape
contract rate or organizing volunteers.
VI. Opportunities to Get Involved
a. Annual Block Party
i. Board members indicated that the 2026 block party will be on Saturday, August 1. Billy
Seiber is collecting signatures from his neighbors on Niagara Street to allow for the closure
of the street during the party. Mary Sanders will again submit an application to the City so
that we can again take advantage of the Denver Days financial support for street closure
barriers.
ii. Board members indicated that the creation of a Committee to lead party planning and
logistics last year was very helpful and resulted in some great improvements.
1. Lauren Gates expressed interest in joining this Committee.
2. Billy Seiber indicated that Jon Christianson and Elkin Rueda (430 Newport) may be
interested in joining the Committee.
b. Block Captains
i. Board members indicated that Block Captains: (a) help distribute fliers about meetings and
the annual block party, and (b) contact new neighbors to make them aware of the
Association and keep the Association email list updated. They noted that the following
blocks are lacking Block Captains":
1. Monaco Street
2. Oneida Street (north of 4 th Ave) and Orange Court
3. Olive and Pontiac Streets
4. Fourth Avenue
ii. Lauren Gates indicated interest in serving as a Block Captain.
c. New Denver Language School (DLS) Relations Committee
i. Billy Seiber indicated that the board would like to create a new Committee to improve
communications between the Association and the DLS. He described the Association’s
historic support for the school (financial and otherwise), and his interest in creating a forum
for neighbors and school staff to discuss challenges for both parties. Barbara Emerson (a
grandmother of a DLS student), Monica VanBuskirk (a parent of a DLS student), and Sue
Geraghty supported this effort, indicating it would be good for both DLS and the
neighborhood. Monica mentioned several neighbors who would likely be interested in
serving on this Committee. She will email them and copy Billy.
d. Association Website
i. Board members indicated that the Association is looking for neighbors with website skills.
Eva Denst has done a great job creating a website for the Association, but she is looking for
someone to work with to tackle some technical issues (e.g., how to effectively post meeting
minutes).
VII. Next Membership Meeting
a. Billy Seiber stated that the next membership meeting will happen next October or November.
as we did not have a quorum at this meeting, we will delay to the next meeting those agenda
items that require a quorum (approval of November 8, 2025, meeting minutes and election of
Association President and Secretary).
b. Brad Denning suggested that we consider holding the next membership meeting on the same
day as the block party given the large number of neighbors who participate in the party.
VIII. Adjournment
a. Taylor Lawton adjourned the meeting at 3:05 p.m.
